Agreement Anticipated Completion Date
This Agreement including the schedules 30th September 2009.
Building
The building to be constructed on the Plot as shown on Park Square Plan.
Buyer
The Buyer (s) as set out on page 1 hereof including his (their) heirs, successors- in-title and permitted successors assigns.
Common Property
Those parts of the Building not physically forming part of a Unit and intended for the benefit or use in common by all Owners in Park Square Residence.
Competent Authority
The Government of Dubai -United Arab Emirates and or any ministry, department, municipality, local authority.
Completion Date
The date upon which the Property is completed as per the Drawings certified by the developer, whose decision as to such date shall be final and binding upon the parties.
Drawings
The Unit floor plan of Park Square Residence attached hereto – marked schedule.
Park Square Residence
The entire entity comprising the Plot and the Building and facilities to be developed on the plot.
Lands Department
The Lands and Property Department of the Government of Dubai or any other authority competent to register a transfer of a Unit and common property in Park Square Residence.
Park Square Residence Rules
The rules and regulations of the Developer or any other Competent Authority for the management, administration, maintenance and control of the various facilities of Park Square Residence.

تاريخ انجاز أعمال الاتفاقية المتوقع:
هذه الاتفاقية بما في ذلك الملاحق وهو تاريخ 30 سبتمبر 2009.
البناية
البناية التي سيتم تشييدها على قطعة الأرض الموضحة على خطة بارك سكوير.
المشتري
المشتري / المشترون المذكور / المذكورون في صفحة 1 من هذه الاتفاقية بما في ذلك ورثته وخلفائه في الملكية والمتنازل إليهم المصرح بهم.
الأملاك المشتركة
أجزاء البناية التي لا تشكل جزء فعليا من أي وحدة عقارية والمخصصة للمنفعة المشتركة أو الاستخدام المشترك من قبل جميع ملاك الوحدات في مشروع بارك سكويرريزدنس.
السلطة المختصة
حكومة دبي -الإمارات العربية المتحدة و/أو أي وزارة أو دائرة أو بلدية أو سلطة محلية في دولة الإمارات العربية المتحدة
تاريخ الإنجاز
التاريخ الذي سيتم فيه الانتهاء من تنفيذ الأعمال العقار وفقا للرسومات المعتمدة من قبل المطور، والذي يعد قراره بشأنه في هذا التاريخ نهائيا وملزما للطرفين.
الرسومات
مخطط الدور لمشروع بارك سكويرريزدنس المرفق بهذه الاتفاقية–الجدول المشار إليه.
بارك سكويرريزدنس
كامل المنشأة والتي تتألف من قطعة الأرض والبناية والمرافق التي سيتم تطويرها على قطعة الأرض.
دائرة الأراضي والأملاك
دائرة الأراضي والأملاك في حكومة دبي أو أي سلطة أخرى مختصة في تسجيل نقل ملكية الوحدات العقارية والعقارات المملوكة على الشيوع في بارك سكويرريزدنس.
قواعد بارك سكويرريزدنس
القواعد والأنظمة الخاصة بالمطور أو أي سلطة مختصة أخرى المتعلقة بإدارة وتنظيم وصيانة المرافق المختلفة لمشروع بارك سكويرريزدنس والإشراف عليها.
