For purpose of this document, Cold Shell is defined as follows:

Thirty thousand (30.000) sqm gross space, which will be delivered in a manner suitable for completion and fit-out by the future occupant for its intended purpose as follows:
•Floors, ceilings, structural columns – exposed concrete.
•Cores (for stairs and elevators) – exposed concrete.
•Internal stairs – exposed concrete.
•Internal partitions – none.
