Grazie! Non ci metterei la mano sul fuoco ma in tal caso "leva finanziaria" dovrebbe essere la soluzione corretta. All'inizio si parla in sostanza di un prestito che porta a un certo rendimento, il che ricalca proprio al definizione di "leva finanziaria" (all'inizio si menziona un rendimento inferiore agli interessi, ergo la leva finanziaria risulta negativa). In effetti siccome si parla di un prestito con una garanzia credo che il testo stia avvertendo il lettore del fatto che un tale prestito, se impiegato a fini di leva finanziaria, è potenzialmente molto rischioso, dato che gli investimenti di questo tipo possono portare a perdite superiori anche di molto al capitale investito.
